In order to assess the average price of the real estate market in the French part, we analyzed the requests for intention to alienate (DIA) for the year 2020.
Price per square meter in Griselle
The average price is 4 euros per square meter in this part of the island according to the ten sales selected; the range varies between 450 and 2800 euros per square meter. Land and living space are not the main criteria: indeed, the most expensive house was sold for 6 euros with some 375 square meters of living space (615 € / m2) and 2185 square meters of land. A larger house (112 m2) with a smaller plot (1 m2) was sold at 481 euros (000 euros per m2).
Four of the ten sales in this sector have prices ranging from 4 to 275 euros per square meter.
The average amount of transactions in 2020 is 359 euros, the average surface area of goods sold is 700 m2.
Price per square meter in Orient Bay
The average price of the nineteen sales is 3 euros per square meter in this sector, the range going from 815 to 2 euros per m.2. The average amount of transactions in 2020 is 393 euros, the average surface area of goods sold 945 m2.
- At the Jardins de la Baie Orientale, the living area of the houses sold is of the order of 116 square meters for an average price of 3 euros and the average amount of transactions 970 euros. The size of the house has no influence on the price because of the four sales in this subdivision, the two largest properties (between 461 and 250 m2) were sold for much less than the two, smaller by around 350 square meters; the range varying from 000 to 520 euros.
- Within the Orient Bay subdivision, the average living area of the houses sold is 101 square meters, that of the land is 2200 meters per square for an average price of 3 euros per square meter of living space. The average price of a house is 780 euros.
The price per square meter varies from 2 to 420 euros. A 5 square meter studio was sold for 645 euros per square meter and a building comprising 37,5 apartments with a total area of 3 square meters, 765 million euros (8 euros / m2).
